In the summer time, for an average home, there is usually a few hours of maintenance per week in order to properly keep the outside of your home prepared and looking its best for the public. These chores may include cutting the lawn, weeding the garden, cleaning the pool, painting or touching up exterior details, cleaning front steps and patios and the list goes on.
In the winter, taking care of those maintenance issues are still important. They just become different chores. I remember once showing a home that hadn’t had its driveway or walks shovelled. Luckily my buyer had a vehicle with all wheel drive so we basically plowed our way up. Most buyers however would have skipped that one and moved on to the next. No showing = no offer!
With cold and inclement weather, as a seller, you actually have a chance to increase the appeal of your home. Think of this : its minus 10 outside and dark. The buyers are getting road weary from looking at countless homes. They pull up to your home. Rather than ignoring the snowy chores, the driveway is shovelled, walks are clear and the front light is on, guiding them easily to your front door. Then, they enter the front door to a warm, welcoming foyer or living area. Again, you’ll give your home an instant advantage over the competition as the buyer is able to relax and get excited about ‘coming home’.
Think of it as directing a movie. You have the ability to set the scene. Take the time you spend in the summer on exterior maintenance and apply it to shovelling and exterior prep and again, you will give your home a great chance amongst the other homes for sale (a.k.a. The Competition).
And one last tip :: don’t just leave the shovelling to the driveway and walks. If you have a patio or deck out back, clear that as well. Otherwise, when the buyers are standing at the back windows or patio doors looking out at the yard, they’ll have no idea what is out there!
